A strata council is a group of volunteer owners who answer to everyone else in the building. A cleaning contractor is not just a service decision for you — it is a line in a budget somebody will question. Everything below exists so the answer is already on paper.

A scope your council can read

One page listing every area, every task and how often it happens, with a price per visit. It is written to drop straight into a council package or an AGM minute, not to be explained verbally by whoever took the call.

A checklist signed every visit

The cleaner completes and dates the same checklist each time. Councils turn over every year; the record does not depend on anyone remembering what the last arrangement was.

Photos when something changes

Before and after photos on anything out of the ordinary, so when an owner raises it at a meeting there is an answer in the file rather than a discussion.

What is not in a common area clean.

Being specific about this up front saves an awkward conversation later. These are separate trades, priced separately, and we would rather say so now than have a council assume they were covered.

Our crews are in your building more often than almost anyone else, so these land in the visit note and reach your property manager the same week — which usually means you hear about it before an owner does.

Most strata councils move their cleaning contract at a meeting, which means you need something to bring to that meeting. Step two is that document.

Walk the building

Thirty minutes through the common areas with you, your property manager, or both. We look at what is actually there rather than working from a floor plan.

Scope and price in writing

Every area, every task, every frequency, with a price per visit. Take it to your council. Nothing begins until somebody approves it.

First clean on the checklist

The crew works the scope line by line and you get the completed checklist back, dated and signed.
04

Check in, then settle

A short review after the first few visits while the scope beds in, then on whatever cycle your council prefers. Month to month throughout, cancel with 30 days notice.

The questions below come up at almost every walkthrough, so the answers are here rather than in a sales call.

Usually, yes. Most of our strata work is arranged through a property manager while the council approves the scope and the spend. We can report to whichever of you prefers, or to both.

Yes. We carry $2 million in liability coverage and can have the certificate issued to the strata corporation on request, in time for a council meeting or an AGM package.

No. We clean common property only. Anything inside a strata lot stays the owner’s own arrangement, and we will not enter one.

That depends on your bylaws, so we do not assume either way. If the council wants balcony or patio surfaces included, it goes on the scope in writing with its own frequency and price.

Yes. The scope is a document, not a contract term. Add an area or drop one and we reprice that line. You are month to month regardless, with 30 days’ written notice.

Yes, and it is common. We scope around what your caretaker already covers so the building is not paying twice for the same corridor.

Scheduled around your noise bylaws. In residential buildings that usually means daytime or early evening rather than overnight, and we fix the window in the scope so nobody is surprised.

Access is written into the scope: who holds a fob, how many were issued, and what happens if one goes missing. They come back when the agreement ends.

We clean strata and multi‑tenant buildings right across the region.
