Cleaning companies get clinics into trouble by being vague about this line. So we draw it. These are things we do not do in any clinic, under any scope, at any price — and saying so up front is worth more to you than a longer list of promises.

Biohazard and sharps waste

Anything in a biohazard bag or a sharps container stays with your licensed disposal contractor. We do not collect it, move it, or replace the containers.

Instruments and sterilisation

Instrument cleaning, ultrasonic baths and autoclave operation are clinical tasks for clinical staff. We clean the floors and exterior surfaces of that room and nothing inside the process.

Clinical surface protocols

If your college, health authority or practice policy specifies a product or method for treatment surfaces, that instruction goes into your scope and we follow it exactly. We do not substitute our own products there or decide the standard on your behalf.

Bodily fluid spills

Beyond ordinary cleaning, spill response follows your clinic’s own protocol and your own staff. We will not improvise a procedure in a room where one already exists.

Patient records and privacy

We do not move, stack, read or file anything. A desk with paperwork left out gets the parts we can reach without touching it, and that expectation is written into the scope rather than assumed.

This is not us doing less. It is the boundary that keeps your compliance yours and your cleaning ours — recorded in the scope so nobody has to guess at 8pm on a Tuesday.

SCHEDULING

Nobody cleans a treatment room with a patient in it.

Clinics are the hardest commercial spaces to schedule, because the windows are narrow and they move. A practice that runs late on a Thursday cannot have a crew waiting in reception, and a 7am physio start cannot have wet floors at 6:50.

So the access window goes into the scope alongside the tasks — including who lets us in, how the alarm is handled, and what happens when your day overruns. Agreed at the walkthrough, not negotiated on the night.

Before the first patient — early starts, finished and dry before reception opens.

WHAT CHANGES THE PRICE

Why two clinics the same size get different quotes.

Square footage is the weakest predictor of what a clinic costs to clean, which is why a rate quoted over the phone is a guess. These are the things we are actually looking at during the walkthrough.

Treatment room count

The single biggest driver. Eight exam rooms is a different job from two, regardless of total square footage.

Washrooms and patient volume

A walk‑in clinic running sixty patients a day puts a different load through its washrooms than a specialist seeing twelve.

Gym, mat or hydrotherapy areas

Physiotherapy spaces add equipment, mats and change rooms — closer to gym cleaning than clinic cleaning.

Days open per week

A four‑day practice and a six‑day practice need different frequencies to hold the same standard.

Floor types

Vinyl, carpet and a mix of both behave differently and need different time and equipment.

How tight the access window is

A flexible overnight window costs less to service than a fixed forty‑five minutes between the last patient and the alarm.

Who supplies consumables

Paper, soap and liners bought and stocked by us, or by you. Either works and it changes the number.

You get the price in writing with the scope attached, so you can see which part of the clinic each dollar of it is buying.

Yes, and for a lot of practices it is the best option. A closed day removes the time pressure entirely, which means the deeper work — floors, high dusting, detail on treatment room fixtures — fits into the normal visit instead of being squeezed around your schedule.

That is agreed at the walkthrough and written into the scope alongside the tasks — whether that is a key, a fob, an alarm code, or your own staff letting the crew in. Practices with stricter access requirements sometimes prefer a staff member present for the first few visits, which is fine.

Yes — $2 million in liability coverage. We can issue a certificate of insurance to your practice or your landlord before the first visit.

We clean around the equipment: chair base and arms, delivery unit and light arm exteriors, cabinet fronts, counters, the spittoon exterior and the floors. We do not clean inside the equipment, handle instruments, or touch anything in the sterilisation process — those stay with your clinical team.

No. Agreements are month‑to‑month, cancellable with 30 days’ written notice. For a clinic that has been let down by a previous cleaner, that matters more than any promise we could make on a first visit.
