Covers the working space one business occupies — desks, meeting rooms, the kitchen, the washrooms attached to that suite, and the floors underneath it all.

COVERAGE MODELS

Three ways to cover a building.

Most sites end up using more than one. Which combination makes sense depends on foot traffic, tenant expectations and what time of day the building actually gets messy — all of which we work out during the walkthrough rather than guessing at from a floor plan.

After‑hours program

The core of most janitorial scopes. Crews work once the building empties, so the site is reset before the first tenant arrives. Best for offices, clinics, retail and anywhere cleaning would get in the way during trading hours.

Daytime attendance

Someone on site during operating hours for washroom checks, lobby resets, spills and waste rounds. Buildings with heavy public traffic cannot wait until 9pm for a washroom to be restocked — this is the fix for that.

Periodic & project work

Floor restoration, deep scrubs, high dusting, window work and post‑renovation cleans, scheduled into the annual plan instead of appearing as emergencies. Quoted separately so the recurring price stays honest.

SUPPLIES & CONSUMABLES

The complaint is never “the floors.” It is an empty dispenser.

Tenants and staff rarely notice a well‑cleaned corridor. They notice a washroom with no paper towel at 2pm on a Tuesday, and the call lands on the property manager’s phone, not the cleaner’s.

So consumables are tracked as part of the scope rather than left to whoever notices first. Stock levels get checked on every visit, and usage patterns tell us which dispensers in your building need attention more often than the schedule would suggest.

We look at the building while your current contractor is still working it. That is the most useful time to see a site — what is genuinely being missed shows up plainly, and the scope gets written against reality rather than against a wish list.

Your new scope is built around what is actually failing now. If the lobby is fine and the washrooms are not, the money moves to the washrooms instead of being spread evenly across a building that does not need it.

We work to your notice period. Nothing needs to be cancelled before you are comfortable, and there is no pressure to overlap two contracts or leave the building uncovered for a week.
