OFFICE CLEANING IN VANCOUVER

Office cleaning in Vancouver, done to a written standard.

Nightly, weekly or bi‑weekly office cleaning for Metro Vancouver businesses. Every program starts with a scope of work you approve — so you know exactly what gets cleaned, how often, and what to do if something is missed.

$2M liability insured  ·  5/5 from 5 Google reviews  ·  Month‑to‑month, no lock‑in

$2M liability insured

Certificate available for your property manager or building on request.

Month‑to‑month terms

No lock‑in contract. Cancel with 30 days’ written notice.

After‑hours scheduling

Cleaning finished before your team arrives, or during the day if you prefer.

Written scope & checklist

Every task listed and agreed before the first clean. Nothing assumed.

WHAT’S INCLUDED

What a regular office clean actually covers.

Most cleaning quotes describe the building, not the work. This is the task list a Local Cleaners office program is built from — adjusted to your space during the walkthrough, then written into your scope so both sides are working from the same document.

Workstations & open floor

Meeting & boardrooms

Kitchen & lunchroom

Washrooms

Reception & common areas

Detail & periodic work

Your scope may add or drop items — an office with no kitchen does not get charged for one. The point is that it is written down before we start.

HOW OFTEN

Pick the schedule that holds, not the biggest one.

The right frequency depends on headcount, washroom traffic and how many days a week your team is actually in the office. Here is how most Vancouver offices land.

Nightly · 5×/week

Best for offices with a busy reception, shared kitchens in daily use, or washrooms taking heavy traffic. Larger headcounts and client‑facing space.

3× per week

Best for mid‑size offices and hybrid teams in three or four days a week. Professional practices with steady but not constant foot traffic.

Weekly

Best for smaller suites, hybrid teams in two days a week, and low‑traffic professional offices where the kitchen sees light use.

Bi‑weekly or monthly

Best for quiet or part‑time offices, or as a base program with periodic detail cleans layered on top of it.

Not sure which one fits? The walkthrough settles it — we will tell you the lightest schedule that will actually hold, not the one that bills best.

SCOPE BOUNDARIES

What sits in the regular program — and what gets booked separately.

A lot of disputes in this industry come from one side assuming a task was included. So we draw the line in writing. Recurring work is priced into your program; project work is quoted on its own.

In your regular office program

Booked as add‑ons or projects

Responsible for a whole building rather than one office? That is a janitorial program — common areas, washroom blocks, waste streams and all.

GETTING STARTED

Four steps from first call to a clean office.

No pressure calls, no mystery pricing, and no contract that traps you if it does not work out.

01

WALKTHROUGH

We come to your office and look at it the way a cleaner will — traffic patterns, floor types, washroom load, the corners that get skipped. Free, with no obligation attached to it.

02

WRITTEN SCOPE

You get a scope of work listing every task, every area and every frequency, with the price attached. You approve it before anything is booked.

03

FIRST CLEAN & CALIBRATION

We clean to the approved scope, then check the result against what you expected. Where reality differs from the plan, the checklist gets adjusted — not quietly dropped.

04

ONGOING PROOF

Every visit is worked from that checklist, and you can see what was done. If a scoped item is missed, we come back and make it right.

QUESTIONS WE GET

Office cleaning questions, answered plainly.

The things Vancouver office managers ask us before they book — including the one about price.

Price comes down to four things: square footage, how many washrooms you have, how often we come, and how heavily the space gets used. A 1,500 sq ft suite cleaned weekly and a multi‑floor tenancy cleaned nightly are different problems, so a single hourly rate would be guesswork. We quote after the walkthrough, in writing, with the scope attached — so you can see exactly what the number buys before you agree to it.

Most offices choose after‑hours so the work is finished before the team arrives and nobody is vacuuming behind someone on a call. Daytime service suits some spaces better, particularly reception‑heavy or security‑restricted floors. We schedule around your office rather than around a fixed route.

It depends on headcount, washroom traffic, and how many days a week your team is actually in. Busy client‑facing offices with shared kitchens usually need nightly service; hybrid teams in two or three days a week are often well served weekly. During the walkthrough we will tell you the lightest schedule that will hold up — not the biggest one we could sell you.

No. Our agreements are month‑to‑month. If you want to stop, give us 30 days’ written notice and that is the end of it. We would rather keep your business by doing the work properly than by locking you into a year.

Yes — $2 million in liability coverage. We are happy to provide a certificate of insurance for your property manager or building management before the first visit.

That is what the CleanRight™ Commitment is for. If an item in your approved scope of work is missed, we come back and make it right. Because the scope is written and agreed up front, there is no argument about whether the task was supposed to happen — it is either on the list or it is not.

Access arrangements — keys, fobs, alarm codes, or letting us in through building security — are agreed during the walkthrough and written into your scope alongside the cleaning tasks. That way there is no confusion on the first night and no scrambling for a key at 7pm.

Yes. If you run several offices or sites across Metro Vancouver, we can build one program that covers them all, with a scope per location so each space is still treated on its own terms.
