Commercial cleaning contracts: month-to-month vs. lock-in, and what to check before you sign.

Most cleaning complaints become contract problems: a service that slipped, and an agreement that makes it expensive to leave. Here is what to look for in any commercial cleaning contract in Vancouver, and why we run every program month to month.

Why the contract matters more than the quote

A low monthly price means little if the scope is vague and the term is long. When quality drops, the contract decides whether you can fix it with a phone call or are stuck paying for months of service you no longer trust.
The two things that protect you most are a written scope (what is cleaned, how often, to what standard) and a short, clear exit. Everything else is detail.

Month-to-month vs. fixed-term contracts

A fixed-term contract, often 12 to 36 months, can make sense for a large building where the provider invests in equipment or staffing up front. For most offices, clinics and retail units, it mainly protects the cleaning company.
A month-to-month agreement with a notice period keeps the provider earning your business every month. If the standard slips and does not recover, you can leave without a penalty negotiation.

Red flags

A contract with no written scope attached. An auto-renewal clause with a 60- or 90-day cancellation window buried in the terms. A large early-termination fee on a small office. Vague quality language like “to industry standard” with no task list behind it. Any one of these is a reason to ask for changes before you sign.
