WHY IT IS DIFFERENT

A move‑out clean is a contractual obligation, not housekeeping.

Your lease specifies the condition the premises must be returned in. If the handover inspection fails it, the landlord arranges the clean themselves, at their rate, and takes it out of your deposit. The job is not to make the space look nice — it is to match a document that already exists.

That is the same problem our recurring work solves, which is why we approach it the same way: read the obligation, write the scope against it, and clean to the scope rather than to a generic checklist.

The lease sets the standard

Bring us the make‑good or condition clause and we scope against what it actually requires. A generic end‑of‑tenancy list is a guess at somebody else’s contract.

The inspection is the deadline

We work back from the date the landlord or agent walks the space, not from the date you hand over the keys. Those are rarely the same day.

The scope is written first

You approve it before we start, so there is no argument afterwards about what “professionally cleaned” was supposed to mean.

Taking a space over.

A move‑in clean is a different job with a different purpose. You are not satisfying a landlord — you are making a space your team can occupy without inheriting somebody else’s history.

Previous tenants clean to the standard their lease demanded, which is rarely the standard you would choose for the first day in a new office. Cupboard interiors, extract vents and the space behind fixed units are the three places that consistently get missed.

What a move‑in clean covers

The window is narrow. The right moment is after the previous tenant is out and before your furniture arrives — the only point at which every surface is actually reachable. It usually lasts a couple of days, and it closes fast.

What a move‑out clean does not cover.

Worth knowing before the inspection rather than after it, because the things below are the ones that fail a handover and none of them are fixed by cleaning.

Repairs, patching and painting

Filling holes, touching up paint, replacing a cracked tile or easing a door that sticks all sit with a contractor. Cleaning will not disguise any of it and a handover inspection will find it, so we write down what we see and hand you the list while there is still time to act on it.

Junk, furniture and equipment removal

Abandoned desks, chairs, IT equipment and general waste go to a disposal contractor. We bag loose rubbish and move it to your bin; we do not haul items off site.

Carpet replacement and floor refinishing

We clean floors to the best the existing surface will give. If a carpet is worn through or a floor needs refinishing, cleaning will not fix it and we will say so rather than charge you to find out.

Hazardous material

Asbestos, mould and anything needing licensed abatement. Older commercial units turn these up far more often than new builds do — and where something looks like it, the work stops and you hear about it before anyone disturbs it.

Anything that risks a finish

If removing a residue would damage the surface underneath, we stop and flag it. On a move‑out that matters doubly — damage you cause on the way out is still damage the landlord bills you for.

HOW IT IS PRICED

Quoted per project, after someone has seen the space.

Square footage alone tells you very little here. Two identical units can be a day apart in work depending on how long the last tenant stayed and what they left behind. These are the things we are looking at on the walkthrough.

Moving out or moving in

A move‑out is usually the heavier job. It carries the full weight of however long the space was occupied, and it has to satisfy somebody else’s standard.

How long the tenancy ran

Eighteen months and six years leave very different buildings behind, at identical square footage.

Kitchen and washroom count

The two areas that take the longest and that inspections look at first. Counts move the number more than floor area does.

Whether the space is empty

Cleaning around furniture that has not gone yet means doing parts of it twice. An empty space is quicker and cheaper.

Floor type and condition

Carpet, vinyl and polished concrete behave differently, and a floor in poor condition takes longer for a worse result.

Glass and partition count

Glass is the slowest surface in the building, and adhesive or signage residue is slower still.

How tight the handover window is

A clean that has to happen overnight between the last desk leaving and a 9am inspection costs more than the same work across three days.

You get the price in writing with the scope attached, and where you have given us the lease clause, the scope is written against it.

What tenants and property managers ask before a handover.

Usually with a date already in the diary and less time than they would like.

Recurring cleaning maintains a space somebody is using. A move‑out clean resets a space somebody is leaving, and it is measured against your lease rather than against how the office feels on a Monday. It reaches everywhere a regular clean does not — inside cupboards, behind fixed units, under where furniture stood, adhesive from signage that came off the wall. It happens once, it is priced once, and it has a deadline set by somebody else.

It is quoted per project after a walkthrough. The drivers are how long the tenancy ran, how many kitchens and washrooms there are, whether the space is empty when we arrive, floor type and condition, glass count, and how tight the window is before the inspection. Two identical units can be a full day apart in work, which is why a rate quoted over the phone is guesswork. You get the number in writing with the scope attached.

After, almost always. Cleaning around furniture that is still going means doing parts of the space twice and missing the parts that matter most — under desks, behind cabinets, the floor that has been covered for years. Book us for the window between the last item leaving and the landlord walking through. If that window is only a few hours, tell us early and we will resource it accordingly.

We bag loose rubbish and move it to your on‑site bin. We do not haul furniture, IT equipment or waste off site — that stays with a disposal contractor. If the previous occupant has left a significant amount behind, arrange removal before our visit or the clean cannot reach the surfaces underneath.

We cannot guarantee another party’s judgement, and anyone who tells you otherwise is overselling. What we can do is scope directly against the clause: send us the make‑good or condition wording and the scope of work is written to match it, task by task. If the handover is later disputed, an approved scope and a completed checklist is a considerably stronger position than a receipt that says “cleaning”.

As soon as you know your handover date, even if it moves — and it usually does. Move‑outs cluster at month end and quarter end, which is exactly when everyone else needs one too. Holding the window early costs nothing and means we can shift with you rather than competing for a slot.
